New Construction Rebate

Thinking to buy a new construction property? We would be delighted to help!

 

We are now offering a special incentive to our clients that are planning to purchase new (home) construction. When you select me as your agent, you will have your own realtor to assist you and represent your interests, no matter what type of home your purchase. We will credit you in escrow at closing 20% of our commission that you may use towards upgrades of your new home or pay for some of your closing costs*.

 

Developers require, if you want to be represented, to have your own Buyer's Agent with you the first time you visit the new development. Otherwise, you are just their customer with no representation.

 

You need your own representative for many reasons: your realtor will look at the property with you, the figures, the conditions, the warranties, the time line and ask the tough questions on your behalf.  You need someone you can trust with confidential information to represent you, the sales staff there represent the developer's best interest only.

 

Very Important To Remember! Most builders require that your agent accompany you on your first visit to the sales/model office. It is tempting many times if you are close by a new development to just stop by, this will have an impact on you if you decide to purchase a home there. When you do that, you cannot have representation, the developer will keep your name on their record until project is sold out. 

 

Knowing that having your own realtor to represent you is at no cost to you makes it even harder to accept buying with no representation. Your purchase price will not change or go lower if you purchase directly from the developer's sales staff.

 

So be sure to contact us right away to discuss your plans and the procedures which will allow us to properly represent you & credit you at closing a specific dollar amount of your cost depending on your purchase price.

 

For example, if the home price is $ 600,000 and we represent you as your agent, and the developer pays us 3% commission, we would pay you $ 3,600 rebate at settlement.

 

 

 

If you go on your own you get $ 0 rebate. Get a realtor to represent your best interests and receive a rebate at closing! After all, you have nothing to lose. It's a WIN-WIN situation for YOU!
